These 5 best building inspectors in Vancouver helped us save on several renovations!

We extensively test and research all services we review. Here's why you can trust us.
  • Scope of inspection: We included building inspectors that go beyond standard inspections. We checked if they assess all corners and building aspects, most especially the foundation, and the plumbing and electrical systems.
  • Detailed report: We considered building inspectors that offer a comprehensive report which includes photos, and a list of issues with explanations. Plus points for those that can provide repair suggestions too!
  • Experience: We chose building inspectors that have experienced assessing heritage buildings or older properties, especially those that underwent limited upgrades or renovations.
  • Tools & equipment: We checked if the building inspectors utilize modern tools to inspect the property, ensuring a more accurate report.

We almost got deceived by a property’s freshly painted walls, new counters, and shiny tiles. Good thing we listened to our contractor when he said we should bring a building inspector before we even signed a contract—we’re glad we did!

They allowed us to see all the hidden issues on the electrical wiring and the low water pressure on the top floors. Because of this, we were able to negotiate the price and save a lot on future repairs too.

So if you’re also hunting for properties, these best building inspectors in Vancouver will be ready to help you spot the most important details. We’ve made a list for you, so make sure to save their details for smarter real-estate decisions.

How much does a building inspection cost in Vancouver?

In Vancouver, building inspections may cost around $148 per hour. A condominium or apartment inspection with up to 1000 square feet of size may cost around $450.

From their experience with carpentry and pest control, Precise Building Inspections has jumped ship to dig even deeper—inspecting beyond what our eyes could see.

And for over ten years, they’re one of the most recommended ones we’ve been hearing around Vancouver.

A friend of ours was checking out a building around Mount Pleasant, and since the building was a bit old, they had to check potential issues before releasing a check.

And because these building inspectors were once pest control pros in their past life, we were confident that they’re the perfect fit for this charming yet old building.

True enough, they were able to pinpoint issues on the wood framing and beams. They even detected pest entry points that needed to be addressed even before the renovation began, especially that our friends decided to keep the original structure.

What’s even great about them is that they were able to identify both small and large building concerns, which our friends were able to use to negotiate better terms with the seller.

Even better, we noticed that the report, while thorough, was still easy to understand. And even without verbal explanations, you will be able to discuss it well with your contractor.

Pros

  • Easy-to-understand report
  • Great match for aging structures
  • Open seven days a week

Cons

  • No online bookings
  • Doesn’t provide photos for minor building issues

Takes time to explain the details clearly

“Jeremy did an excellent job from start to finish. He was very thorough, knowledgeable, and took the time to explain everything clearly. His detailed report gave us great peace of mind and helped us make informed decisions. I highly recommend his services to anyone needing a reliable and professional inspection.”

Doesn’t work in a rush

“I had an excellent experience with my property inspection, thanks to Jeremy. He was incredibly professional, knowledgeable, and easy to talk to, which made the whole process smooth and informative. Jeremy was thorough in his inspection, carefully going over both the entire building and every detail inside the apartment. He took the time to explain things clearly, and I learned a great deal from him along the way. Nothing was rushed—he went through everything systematically and made sure I understood what he was seeing. The detailed report he provided afterward was comprehensive and easy to follow. He was very quick with his responses too. I truly appreciate his expertise and would highly recommend him to anyone needing a property inspection.”

If you’re looking for very transparent building inspectors, then you’ll probably love Vancouver Professional Home Inspection too.

Here, you can expect to receive an online legal contract before the building inspection. We suggest reviewing their clear outline of responsibilities, so you would know what to expect right off the bat.

During inspection, these guys arrived thirty minutes earlier than scheduled. They even arrived earlier than our contractor, which tells us a lot about their work ethic.

We love how their main building inspector was on top of things. He asked us to go around with him so he could pinpoint the hidden issues, as well as answer our questions as we go along.

Additionally, these guys take their time during inspection. So make sure to free up your schedule if you wish to be present during inspection.

And if you need more reassurance, these building inspectors partnered up with a certified appraiser, just to make sure that the inspection process is more efficient and a lot more comprehensive.

What we liked most about these building inspectors is that they don’t just flag current building issues, they will also give you a list of potential concerns that may arise in the next five years.

You can even ask them about their practical recommendations to help you on your next step. You’ll also be glad to know that your report will be delivered to you within 24 hours, perfect if you’re in a rush.

Pros

  • Provides a list of potential concerns that may arise in the succeeding years
  • Detailed report within 24 hours
  • Works with a certified appraiser for a more comprehensive inspection

Cons

  • Won’t be able to accommodate last-minute inspection bookings
  • Doesn’t specialize on mold testing

Makes sure nothing is overlooked

“I had the pleasure of working with Doug Koong for a home inspection on my client’s first property purchase, and I couldn’t recommend him more. Doug was incredibly thorough and meticulous—he took the time to inspect every detail and made sure nothing was overlooked. It was clear from the start that he genuinely cares about his clients and their investment. His deep knowledge and ability to clearly explain his findings gave my client so much confidence during the process. If you’re looking for someone who’s professional, experienced, and truly committed to doing the job right, Doug is the one to call!”

“It’s a great experience to work with Doug and James who are very thorough and detail-oriented. They provided an extremely professional inspection report to address all current and potential issues and shared their recommendations on the different levels of maintenance. Their valuable tips made me understand more about the house I would to buy. I highly recommend Doug and James from Vancouver Professional Home Inspection for anyone seeking a reliable, thorough, and professional inspection service. Our sister recently had a 20-year old property inspected by Core Property Inspections. And after seeing how detailed their reports were, we decided to book them too.

Inspectors that show up early is always a good sign, that’s why we were very much pleased during our first meeting. Their lead inspector was able to discuss the entire process, allowing us to understand the importance even more.

It’s also great that he would keep on asking us if we have questions before they proceed to the next topic. We think they’re a great fit for those who could be a little shy to ask questions (spoiler alert: they won’t bite!).

Well, it actually helped that Aaron, the lead inspector, was very cheerful. We didn’t even feel intimidated by his presence.

You’ll also love that they avoid using technical terms. And if they can’t avoid it, don’t worry as they’ll explain all issues, separating the immediate concerns from the issues that you need to keep an eye on in the future.

We also appreciate that the report came with pictures, which really helped us discuss repairs and maintenance with our contractor.

And here’s another great news: you don’t have to queue for the next schedule. Even during peak seasons, they can still squeeze you into their calendar since they’re open 24/7!

Pros

  • Can schedule an appointment right away
  • Detailed reports, complete with photos
  • Very accommodating lead inspector

Cons

  • Post-inspection service could still be improved
  • Higher rates for condo inspections

Easy to talk to

“Aaron helped with our house inspection in Delta for subject removal. He was very thorough, friendly and knowledgeable. Provided great tips and was easy to communicate with. I was also impressed with him using a drone to get a look at the roof. He found a few items that I would not have been aware of and helped me make a decision about a very important home purchase.”

Meticulous and honest team

“We recently hired Aaron Borsch for our townhouse inspection and couldn’t be happier. Aaron was extremely thorough, took the time to explain things clearly, and caught details we would have missed. The whole process was professional and gave us real peace of mind with our purchase. Highly recommend his services to anyone who wants a meticulous and honest inspection.”

Hands up if you’re also the type who loves old books, vintage items, antique dressers, or anything with a deep history. Well, we’re quite sure heritage homes are a big part of that too.

And if you’re planning to purchase one, make sure to reach out to Haystack Home Inspections first, as they’re one of the best inspectors for older properties here in Vancouver.

Nonetheless, you can still tap them if you need help in inspecting modern properties such as townhomes and condominiums.

We wanted to buy a 1940s home, and we were completely impressed by the sturdy panels and hardwood floors, but since it’s been 85 years since that house was built, we were able to come up with a long list of ‘what ifs’, ready to be answered.

Good thing Haystack was there to answer every bit of it. We were honestly impressed when we visited the old house, walking around and sharing initial observations like they were there when it was being constructed.

They even pinpointed all the original details as well as the upgrades over the years. And since you’re dealing with an older structure, be ready to see a long list of renovations and upgrades.

Apart from that, you’ll also love that you get the full report the next morning.

Pros

  • Ideal for older or heritage homes
  • Ready with the full report the next morning

Cons

  • Could use more photos in the report
  • Longer wait because of their popularity in inspecting older properties

Report has been a valuable reference over time

“I am writing this review 3 years after the fact. Chris’s thorough report has been invaluable documentation that I have referenced time and time again. Well worth it.”

Will Phung, Google Review

Good post-inspection service

“We had Chris do an inspection on a 1926 character home. He was very knowledgeable and gave us great unbiased feedback. The full report was provided promptly the next morning — it was very detailed but also easy to understand and clearly highlighted the main areas of concern. Even days after the inspection, I was able to easily reach Chris for some further questions. In short, I highly recommend Haystack for home inspection services.”

The Inspector Home Inspections has been one of the go-to building and home inspectors among realtors and construction companies here in Vancouver. That’s why when our contractor recommended them, we immediately said yes!

Here, you can really see that they have a deep understanding about the construction industry, which made us trust them to handle the inspection for the old commercial building we’ve been eyeing for months.

We honestly thought that the inspection would just take an hour or two, but the moment they brought out their ladders, thermal scanners, and even mold sensors, we already knew that this inspection day would squeeze out all the details—especially hidden ones.

We were even surprised when they pointed out the airflow in certain parts of the building—something that even our contractor hadn’t noticed.

But don’t worry, the number of inspectors assigned in a place will be based on the property size. So you also won’t have to block off the entire day just to have the building inspected.

Another thing that we liked about them is that they will carefully explain his initial findings along with long-term maintenance tips. That’s a free overview of the things that you should watch out for, even before you receive the full-blown report.

Pros

  • Provides long-term maintenance tips
  • Good reputation among realtors and construction experts

Cons

  • Inspection reports on detached homes could still be improved
  • Premium rates

Explains the report using layman’s terms

“Jeff was incredibly thorough, used advanced tools, had exceptional knowledge, documented his findings well, and explained issues in understandable layman’s terms. We’d use The Inspector again and be happy to refer. Thanks!”

Victoria, Google Review

Easy-to-read format

“Shawn was so thorough and explained everything in detail. The report format was really easy to read and reference later. Lots of tips for long term maintenance were given which was very helpful for first time buyers.”
