We honestly thought we wouldn’t be needing to survey our ancestral land until our parents’ neighbors started building a fence over the backyard. We initially tried to patiently talk them through it, but they weren’t giving in.
One of our friends told us that the best surveyors in Vancouver would be able to help us clarify those blurry lines. And true enough, they were able to map things out clearly, allowing us to claim what’s rightfully ours.
So if you’re also experiencing some neighborhood drama, or wish to buy or sell a land property, these surveyors will definitely give you the clarity that you need.
How much does land surveying cost in Vancouver?
In Vancouver, land surveys may cost around $500 to $2,500. A residential boundary survey may start at $500, while a construction study may start at $1,000.

When our realtor advised us to get an updated land survey, we immediately contacted LNLS Metro Vancouver Land Surveyors so we could list our place for sale right away.
We’re pretty much amazed by how quick and efficient they were right off the bat. They even told us what kind of survey to prioritize, which made the process less confusing.
Since it was quite challenging for us to understand the land survey, we had to call them to clarify a few things. And it’s great that they were easy to reach through the phone, even on weekends.
What’s great about them is that they were able to send us the complete survey report in just a week. So if you need something fast, tapping these surveyors would be a smart move.
It’s also great that they have a large team deployed around Vancouver, which allows them to offer next-day priority services. And if you’re lucky, they can even offer same-day surveying, perfect for time-sensitive requirements.
Another thing we like about the LNLS Metro Vancouver Land Surveyors is that they recently expanded their coverage area, so if you need their surveying services around Port Moody and Coquitlam, you can do so now!
Seamless process

We decided to extend our home a few months ago, but encountered a slight delay just because our permit didn’t have the proper land survey attached to it.
Both our contractor and architect recommended 360 Land Surveying, so we didn’t hesitate to call them right away.
What sets them apart is that they are very willing to accommodate their clients’ special requests. This made us understand why they have been one of the sound names among construction companies in the city.
We loved how they closely worked with our contractors, ensuring all local permit requirements will be covered based on our home extension plans.
It’s a huge plus that they’re very much familiar with the documents that the local government may need from you.
Meanwhile, if you want to save a few bucks, you’ll love that Evgeny, the lead surveyor, will gladly provide you with multiple options so you can choose which one would fit your budget well.
What’s also great about them is that they made calculated actions around our place, ensuring that they won’t leave any damage or disruption in our property. Additionally, they never left us hanging, ensuring we’re always updated with any progress.
Can accommodate tight timelines
“Very professional and provides outstanding service. I needed a land survey done in a very short amount of time and 360 Land Surveying is the only company that were able to accomodate the tight timeline. 10/10 recommed!”

For those working on bigger development projects, one of the go-to surveyors among construction contractors, architectural firms, civil engineers, and land developmental companies is GeoScan.
What sets this firm apart is that they’re equipped to provide more technical and accurate reports with their advanced surveying tools and technology. Here, you won’t see the usual tripod measuring tools, but 3D scanners and radars stuck on the ground.
So if you need topographic surveys, GIS utility mapping, or even underground scanning, this company can definitely commit to it.
But what’s even great about this company is that they never turn down smaller projects. In fact, we tried contacting them to ask their help about a small residential lot we’re looking at, and we were surprised that they were able to squeeze us in their schedule.
However, they’re not the cheapest option out there, so expect to pay a premium even for small-scale surveying requirements.
And even if they’re dealing with big clients, you’ll love that they make time to accommodate surveying requests (big or small) even on short notice.
We also love that these guys have a strong focus on safety, and it’s even a prerequisite for the entire GeoScan personnel. Aside from regular consultations with the safety officer, they continuously attend workforce health education too.
Utilizes advanced equipment to scan the site
“Working with GeoScan was a great experience from start to finish. Their team was punctual, knowledgeable, and easy to communicate with. They used advanced equipment to scan our site and provided detailed insights that helped us avoid potential issues during construction. The whole process was smooth and efficient, and it was clear they really know their stuff. I’d definitely recommend GeoScan to anyone looking for reliable and accurate subsurface scanning services.”

Keeps clients in the loop
“I would highly recommend working with GeoScan. Smooth process to book in and able to accommodate us with little notice. Communication was great throughout and really appreciated that the technician on site followed up with a phone call to explain what they had done as we were unable to join on the day. 10/10!”

We were lucky enough to work with Bennett Land Surveying twice, one for a strata plan and another one for an off-grid project on Gambier Island. And since they were consistent for being efficient, it just makes sense to give them a spot on this list.
You can trust this company to handle the entire process. We were even surprised when they filed our documents to the BC Land Title Office for our public notary.
So if you’re also converting a common area to a limited common property, you can trust them to assist you on this. Even better, they can provide you with better suggestions to improve your overall strata plan.
We also love that they can handle large-scale projects. In fact, we also utilized their expertise for our family’s 22-acre land on Gambier Island.
What’s even more impressive was that the property was totally off-grid, but because of their experience, they were able to survey the land well even if the place was too hard to reach.
We were not even expecting that they would take on the job, but they promised us that they could mobilize on the site, and they really did—with a report on our table in just four days.
Helps clients prepare documents to submit to BC Land Title Office
“Ms. Haemee Lee of Bennett Land Surveying in the Surrey office is very friendly, professional and helpful. She prepared a Survey Plan Certification package for me and continued to help me with my public notary in preparing the submission to the BC Land Title Office. It is not easy to find a good surveying expert like her in Metro Vancouver nowadays. I will recommend her service to my friends when they need a surveying certificate.”

Another surveyor in Vancouver that can mobilize on hard-to-reach areas is Nima Geomatics. So if you’re like us who need to get precise surveying reports on a mountainous area, then you’ve found the right partner for that.
We didn’t even know that getting an accurate report would be possible until we’ve worked with these guys. We were surprised that they were able to locate the old markers from years ago, those corners that the previous surveyors missed.
Since they had to cut through the bush, we understood that they couldn’t give us the full report within 24 hours. Expect them to allot more time in mapping out the property, as they will certainly not rush it.
So consider this as a fair warning for those who are in a rush, you may have to skip them for now—or at least if you’re quite sure that your site would be very challenging to survey.
You’ll also love how they respect your space. They won’t leave their measuring tripods on sidewalks, ensuring that your mobility (including your neighbors’) won’t be disrupted.
Nonetheless, for smaller projects such as confirming property lines and other basic surveying requirements, you can trust them to work during crunch time. They can even make time for you even on a weekend.
Made everyone, including the neighbors, comfortable while surveying
“Nima Geomatics did a fantastic survey for us. We live in a mountainous area and the corner posts were difficult to find. Nima had to cut into the bushes at the forest edge and he and his co-surveyor worked for over 2 days to get our survey done. All the while he did this with a smile and made everyone including neighbors. feel comfortable. Nima is truly a professional and I would not hesitate in recommending him for your next survey job. His fee was lower than the largest surveyor in the province and his work involved plotting the fence line as well. I loved the entire experience.”
Paul Michaud, Google Review
Very accurate
“Nima was fantastic to work with. His knowledge and expertise plus his dedication to accuracy and detail by far exceeded our expectations. We were getting a fence built and needed to confirm our property line. We were in a time crunch and Nima worked over the weekend to get everything done. We truly appreciate his hardworking work ethics. Highly recommend him!”
